The legislation that impacts strata, community title and other developments such as part-strata schemes is becoming increasingly more complex as our industry evolves. Most recently, a wholesale rewrite of the Strata Schemes Management Act took place and the new Act came into force on 30 November 2016. There are still changes being made that will form part of this Act which has yet to come into force.
Compliance with legislation will ultimately fall at the feet of the building owners so it is important to employ trusted agents who should not only act as your administrators but also act as your management advisory.
For a scheme to run effectively, relevant legislation must be adhered to. Competent strata agents will take the time to ensure that their clients are kept abreast of current laws and any changes to those laws that are deemed to have an impact (whether that be through publications issued to owners and committees or formal information sessions).
